To prevent this, one of my favorite tools that I provide to my clients are GIS reports. These reports will not only give you an aerial view with a parcel outline, but it includes topo lines so you can see any slope on the property. They also include many items found on a Natural Hazard Disclosure report such as distance to fault lines, flood zones and even whether or not dinosaur bones are likely. I love that one, lol. Even better, it let's us know if there are code violations and what building, planning or environmental permits have been pulled. Research is another strength that I have and I like to ensure that my clients get the most information possible.
